Our office is open 7 days a week.

9:00 am to 8:00 pm (Memorial Day to Labor Day)

9:00am to 5:00 pm (Remainder of the year)

Office hours may vary for holidays.  You may contact us at (970) 586-8113 for assistance with your reservation. Online reservations are available for your convenience.

Arrival time is after 4:00 p.m. for all rentals at Black Canyon Inn. If your condo is ready early, we will call to inform you of early check-in availability; however, we cannot guarantee early check-ins.

If you will be arriving after the lodging office is closed for the evening, please contact us for our simple after-hours check in instructions.

Check-out time is 10:00 a.m.  Please drop your keys by the front office before your departure. If you depart prior to the office opening, there is a drop box located just outside of the office door.

We require a 50% pre-payment to be charged to a major credit card at the time of booking to confirm a reservation. Should your reservation be for one night, the entire reservation must be paid to confirm. The remaining balance is due one week prior to your arrival. We accept Visa, MasterCard, Discover and American Express.

Cancellation Policy: Guests are responsible for the full cost of their reservation as booked. Changes that shorten a stay, including late arrivals, early departures, or other modifications, are considered a cancellation of the affected nights.

Cancellations received 30 days or more prior to the scheduled arrival date will receive a refund of the deposit (payment at the time of booking), less a $50 processing fee. Cancellations or reservation modifications received less than 30 days prior to the scheduled arrival date will result in forfeiture of the deposit.

Please note that the maximum occupancy listed for each unit must be strictly observed.

Peak Season (May–September): Condos require a two-night minimum stay. Our hotel suites offer the flexibility of no minimum stay requirement year-round.

Seasonal Outdoor Pool
Black Canyon Inn features a seasonal heated outdoor swimming pool for the enjoyment of our registered guests. Depending on weather conditions, the pool typically opens in late May or early June and remains open through mid-September to early October.

When the pool is open, hours are 9:00 a.m. to 8:00 p.m. daily.

For your convenience, fresh towels are provided poolside. We kindly ask that towels from your guest room or rental not be brought to the pool.

To ensure a comfortable environment for all guests, Black Canyon Inn is a smoke-free and vape-free property. Smoking and vaping are not permitted inside any condos or cabins, on patios or decks, or anywhere on the surrounding grounds.

Guests wishing to smoke may do so only in designated smoking areas or inside their personal vehicle. Our team will be happy to provide directions to the nearest designated smoking location.

We kindly ask that all smoking materials be disposed of properly and that guests remain considerate of others during their stay.

This policy applies to all smoking materials, including cigarettes, cigars, pipes, marijuana, and vaping devices. Guests found in violation of this policy will be subject to a $250 violation fee and any associated cleaning fees.

To ensure the safety of animals and the comfort of all guests, pets are not permitted anywhere on the Black Canyon Inn property, including inside lodging units and on the surrounding grounds.

Our location is home to abundant wildlife, which we hope you will enjoy observing during your stay. Because of this natural environment, bringing pets onto the property is not permitted for their safety.

A $350 cleaning and policy violation fee will be assessed if a pet is discovered inside a unit, observed on the property, reported to our staff, or if evidence indicates that a pet has been present in the rental. This policy applies to all registered guests and their visitors.

Housekeeping & Cleaning

A cleaning fee is applied to all reservations and is based on the size and type of your condo or hotel suite. This fee is automatically included in your reservation total.

Hotel Suites
Our hotel suites include complimentary daily room service, typically provided between 11:00 a.m. and 1:00 p.m.

Condos
Our condos do not include daily housekeeping service. However, we are happy to replenish towels, toiletries, and other essentials upon request during your stay.

Guests staying in a condo may also schedule additional housekeeping service with at least one day’s notice, when available. This service is offered at 50% of the original cleaning fee and can be arranged through the lodging office.

If a rental requires excessive cleaning upon departure, an additional cleaning fee may be applied.

Guest Responsibility & Personal Property

The owners of each condo have worked thoughtfully to provide a comfortable and relaxing stay. All items in the condo are the personal property of the individual owner and are provided for your convenience.

Guests are responsible for any damage or missing items in the condo, and costs will be charged to the credit card on file. To avoid any unnecessary charges, please report any existing damage or missing items to the lodging office promptly upon arrival.

Reservations are guaranteed by lodging type (1, 2, or 3-bedroom condo; log cabin). While we make every effort to honor requests for a specific unit, we cannot guarantee individual unit assignments.

In the rare event that a reserved unit becomes unavailable, we will carefully reassign your stay to a comparable unit to ensure your visit remains comfortable and enjoyable.
